What an interesting place! A fascinating place in in wonderful city. The proprietors are very helpful and interesting folks. They will meet you at the vaporetta stop, walk you back to the property, sit you down and detail the local shops, banks and restaurants on a detailed local map.

Esmaralda also walked us to a recommended restaurant, and when we could not be seated there, walked us to an alternate (which was excellent).

The room my daughter and I had was small, had a nice view of the neighbor's courtyard, and was well decorated with appropriate furniture,drapes, and bedspreads.

Breakfast was juice, coffee or tea, and a tasty fruit filled croissant. Just right.

A good choice for a budget trip to Venice.

We stayed here for three days in mid-September and found the location very convenient to pretty much everything we wanted to do. The owners are available when you first arrive and in the morning during breakfast. They provided helpful recommendations for restaurants where they know tourists are treated honestly. Both Mario (a native Venetian) and Esmeralda speak very good English. The guests were an interesting variety of French, English, and American, and one of the French couples liked Residenza degli Angeli so much that they had stayed there before and returned.

Our only disappointment came when we happened to see a couple of the other rooms in the morning. We had reserved a room with bath and when we arrived we had had our choice of two rooms, both smallish: one on the first floor next to the breakfast room and one on the second floor which was a little bigger but darker. Appreciating the space and the likely quiet of the second-floor room, we chose that. When we were leaving one morning we happened to see a couple of the other rooms, which were being cleaned. They were on the street side of the building and very large and bright. Being on the street side wouldn't a be a problem in this location, which is very quiet. I'm not sure whether they had private bathrooms but since the shared bathroom was just a few steps away that wouldn't have been a problem for us. If I stayed there again I would ask to be sure I could have one of the front rooms!

We had a wonderful time in Venice staying at the Residenza degli Angeli! The owners gave us clear instructions for arrival--from airport, take bus to Piazzala Roma. Then, call them before taking vaporetto and they would meet us at San Silvestro stop. Luckily, the airport has a phone card vending machine!

Everything worked very smoothly. Even though it was almost midnight, Mario met us at the vaporetto stop and escorted us to the B&B. He made sure to point out landmarks along the way, as it is SO easy to get lost in Venice. But, that's the fun of it!

The first night we had a room with shared bath. This was not an inconvenience, as only 2 rooms share the bath. It's just a few steps from the room, and the hall lights are motion-sensitive and come on automatically. The second and third nights we stayed in the upstairs room with private bath.

Both rooms were very nice, clean, and had windows opening to the quiet residential street outside. Each room had a small TV, so we watched some Italian late-night shows.

Mario came early every morning to set up breakfast downstairs. Coffee, juice, croissants, and yogurt--just fine to start the day!

We truly enjoyed our stay here, and recommend this place to anyone! The price was very reasonable (especially for a great location in Venice), and the experience was worth so much more!

We stayed in the Residenza degli Angeli between Christmas and New Years. We were instructed to ring Mario on arrival into Venice. We arrived later than expected, he gave us very clear instructions as to which waterbus to get and we were met at the stop by his wife Esmerelda.

The Residenza is a very short walk from this stop. Esmerelda was extremely helpful and gave us clear instructions as we walked so that we would be well orientated for our short stay.

Despite the late hour, Esmerelda gave us a map of the immediate area and sat us down to explain where to find the main attractions, everywhere is within walking distance. She also highlighted some good authentic restaurants nearby where we would not be ripped off. We took her advice and it was worth it.

The Residenza is very homely. Our room was lovely and clean, decorated with nice Venetian style furniture. It was the smallest room in the Residenza but was certainly not cramped. There was a good air conditioning/ heating unit. The breakfast was adecute.

All in all, excellent value for an expensive city. Would stay there again.
