The room was clean, a decent size (we had an en suite bathroom – it was small but sufficient), and the location was very good. Unfortunately, from start to finish we had a variety of problems. First, the cell number we were given to call when we arrived had been shut off and we were not given another number to call prior to our arrival. I emailed the owner to confirm our reservation a week before and was not told to call a different number – only after we arrived did the owner mention the cell number had changed. Given that the only way guests can get to the hotel is to contact the owner upon arrival so they can get picked up at the water bus stop – you’d think that providing the correct phone number would be a top priority. We were lucky that I had scribbled down the house number before we left for our trip or I don’t know what we would have done. While it was very nice of the owner to pick us up from the stop (no way we would have found it on our own) she was 40 minutes late in getting us. She apologized and said we arrived during check-out time and that she needed to tend to all the guests who were leaving. In the grand scheme of things this wouldn’t have been a big deal if we hadn’t had other problems. It was a bit frustrating though, after a long flight from the states (and arriving in pants when it was 95 degrees with 100% humidity) we were stuck baking in the sun for 40 minutes. The owner, Esmeralda, was very nice and she took considerable time telling us things to do and where to eat. She didn’t provide us with a very good map of Venice though – just the same map they have on the internet that only shows a small area around their B&B. We traveled and stayed at B&B’s for 2 weeks in Italy and this was the only place that didn’t give us a decent map of the City we were staying in. We ended up buying a map just because it was really a necessity if you wanted to explore all of Venice. My biggest complaint about this place is that they have the air conditioning rigged so it can only be used from 3pm – 12 am and then 5 am – 10 am. On the first day, this was extremely annoying because after our long trip we were exhausted and hot and all we wanted was a quick nap in a cool room – unfortunately we arrived at 11 am so no AC until 3 pm and our room was very warm. The biggest issue was that it went off at night - when you needed it the most. This was definitely not conveyed to us and I think it’s inappropriate to tell prospective guests you have AC without explaining that it’s not available at all times. The air isn’t very efficient either (goes on and off without reason) so when it did come on at 4 pm – it took until about midnight to cool the room off and then the AC went off and it was boiling the rest of the night. The next day the AC broke altogether and conditions were pretty unbearable. All of Italy was experiencing unseasonably hot weather while we were there and so AC was more than just a luxury – it was a necessity. The lack of decent AC absolutely ruined our stay here because it was just too hot to sleep at night. Also, the morning we left a water pipe broke and they shut off the water without any notice – we couldn’t shower, brush our teeth, or even go to the bathroom before having to check-out. It's unfortunate we had so many issues because the property is really well situated to all the major things you'd want to see and I thought the pricing was reasonable (everything in Venice is overpriced). Maybe if you're going when it's cooler it would be worth giving this place a try - but I wouldn't take the risk in the summer months.
