A few miles down Lincoln then a right turn and a couple more miles and you are right in the Disneyland parking garage. We spent 2 nights at Hotel Pepper Tree--somewhat apprehensive due to some negative reviews, but for the money, it was better than I expected. Buffet continental breakfast is served at the Mexican restaurant across the parking lot and that was perfectly adequate except for the 2nd morning when it was packed and the lone waitress was having trouble keeping the coffee urns filled, etc. Pool looked clean and the rooms were clean if somewhat worn. The king bed sagged a bit in the middle but after a day chasing Mickey Mouse, I was too tired to be picky! Bathroom was very clean and nice amount of towels but shower head was low even for my 5'2" self and not as strong a water flow as I would like. I wish there had been screens on the sliding patio door as I would have preferred to have the door open to hear the soothing fountain on our little enclosed patio, but being bug-phobic I didn't want to chance having anything crawl into the room during the night and kept the glass door closed.
